02 / BUY OR RENT
Know the costs and terms before you commit.
Buying a home
What to plan for beyond the asking price.
- Upfront costsStamp duty on the transfer (1% on the first RM100k, 2% up to RM500k, 3% up to RM1M, 4% above), legal fees for the sale and loan agreements, 0.5% stamp duty on the loan, and valuation.
- Loan marginBanks generally finance up to 90% for your first two housing loans and up to 70% from the third. Get a loan pre-approval before you sign.
- Title and tenureCheck freehold or remaining lease years, strata title status, and any Bumiputera or Malay reserve restriction or state consent needed to transfer.
- Subsale timelineUsually a 10% deposit when the sale agreement is signed, with the balance due within three months plus a one-month extension.
Renting a home
What a tenancy usually involves.
- Move-in costsTypically two months' security deposit, half to one month's utility deposit, and the first month's rent, paid when the tenancy agreement is signed.
- Tenancy agreementCommonly a one-year term with an option to renew. Stamping the agreement is usually the tenant's cost.
- Who pays whatOwners usually cover maintenance fees, quit rent and assessment; tenants pay utilities, internet and minor repairs. Confirm it in writing.
- HandoverAsk for an inventory list and dated photos of the unit's condition at handover. They protect your deposit when you move out.

03 / CHOOSE WHAT MATTERS
Four property types. Different questions.
Condominiums
Compare the unit layout and condition, shared facilities, parking included with the offer, and current management charges. Building facilities do not establish what is included with a particular unit.
Serviced residences
Check the particular development and unit documents, utility arrangements, management charges and building rules. The marketing label alone does not establish title status, permitted use or financing eligibility.
Semi-detached houses
Review land area and built-up area separately, then examine parking, boundaries, condition and any alterations. Ask for supporting plans where changes affect your decision.
Bungalows
Assess the house and the plot together: layout, maintenance, access, outdoor space and any documented restrictions. A larger plot does not by itself confirm redevelopment or extension potential.
04 / BEFORE A VIEWING
Compare more than bedrooms and price.
The home
Confirm size, layout, visible condition, furnishing and parking. Ask which items remain with the property and what repairs or alterations need further investigation.
The development
Separate shared facilities and management rules from unit features. Ask about fees, access, booking requirements and any restrictions relevant to your household.
The transaction
Keep sale price and monthly rent separate. Ask about availability, handover, offer validity and included items. Obtain property-specific legal and financing advice before committing.
05 / DIRECT ANSWERS
Questions about subsale homes.
These answers explain what to ask and compare. They do not confirm the condition, legal status or eligibility of any individual property.
What does subsale mean when buying a residential property?
Subsale generally refers to a resale transaction involving an existing owner, rather than a first purchase directly from the developer. For the particular home, confirm the seller, ownership documents, occupation and proposed handover arrangements.
Are condominium facilities included with every unit?
Shared facilities belong to the development, while access rights, charges and rules depend on that development. Unit-specific parking, furnishing and included items must be checked separately. Do not assume that a facility listing guarantees unrestricted or free access.
Does a serviced residence have the same title and charges as a condo?
Do not assume they are the same. Check the specific title and property documents, actual charges, utility arrangements and building rules. The property name or marketing category is insufficient to establish those details.
Why should I compare both land area and built-up area for a semi-D or bungalow?
Land area describes the plot, while built-up area describes constructed floor space. Compare both because outdoor space and internal space serve different needs. Ask how the figures were measured and whether extensions are included.
What does fully furnished include in a sale or rental listing?
The phrase alone is not a complete inventory. Request a written list of furniture, appliances and fixtures included in the offer, with condition and exclusions where relevant. Confirm the agreed inventory in the transaction documents.
Can a seller pay some of my legal fees or include furniture?
A seller may offer a contribution or included items, but it must be confirmed for that listing. Ask for the amount or inventory, conditions and expiry. Seller contributions do not by themselves establish any government stamp-duty exemption.
How can I confirm tenure, title restrictions or stamp-duty eligibility?
Request the relevant property documents and an explanation of any restrictions through the agent. Stamp-duty eligibility may also depend on the buyer and the applicable rules. Missing information is unknown; obtain property-specific professional advice before relying on an eligibility claim.
Can I find nearby schools, hospitals and shopping malls?
An approved address or verified coordinates can support a places lookup. Distinguish straight-line distance from route distance or estimated travel time. A nearby school result does not confirm admission eligibility, and missing location data should not be replaced with a guess.
What should I prepare before requesting a residential viewing?
Provide the listing reference, whether you want to buy or rent, your budget, preferred areas, household space needs and viewing times. The agent should confirm current availability and the appointment. Never treat an automated response as confirmed access.
