Property Questions & Answers

Find direct answers about property viewings, seller offers, facilities, documents and enquiries. Ask Valerie Tang when property-specific details need confirmation.

Ask a precise question. Start with a direct answer.

Is a viewing confirmed when I send a message?

No. A viewing is confirmed only when Valerie agrees the appointment and access arrangements. Include the listing reference and a choice of times.

Where can I find the agent fees and service scope?

Request the fee basis, scope of work and applicable agency terms directly before giving an instruction. No universal fee amount or free-service promise is stated on this website.

What information should an owner prepare before discussing a listing?

Prepare the property type, area, size, availability, asking expectations and the documents you can provide for verification. Do not send identity documents, access codes or confidential ownership records through the public enquiry form.

How do I know whether a property offer is still valid?

Ask which listing it applies to, the provider, benefit, conditions and expiry. Expired or pending offers should not be presented as active. Confirm agreed terms in writing.

What happens when a property detail is not confirmed?

It should be treated as unknown. Ask Valerie to obtain the information or supporting document; do not interpret a blank field as a confirmed absence or permission.

Does preparing an enquiry send my details automatically?

No. The contact-page tool prepares a message in your browser. You choose whether to open WhatsApp and send it. Do not include sensitive documents or information unnecessary for the initial enquiry.

What does subsale mean when buying a residential property?

Subsale generally refers to a resale transaction involving an existing owner, rather than a first purchase directly from the developer. For the particular home, confirm the seller, ownership documents, occupation and proposed handover arrangements.

Are condominium facilities included with every unit?

Shared facilities belong to the development, while access rights, charges and rules depend on that development. Unit-specific parking, furnishing and included items must be checked separately. Do not assume that a facility listing guarantees unrestricted or free access.

Does a serviced residence have the same title and charges as a condo?

Do not assume they are the same. Check the specific title and property documents, actual charges, utility arrangements and building rules. The property name or marketing category is insufficient to establish those details.

Why should I compare both land area and built-up area for a semi-D or bungalow?

Land area describes the plot, while built-up area describes constructed floor space. Compare both because outdoor space and internal space serve different needs. Ask how the figures were measured and whether extensions are included.

What does fully furnished include in a sale or rental listing?

The phrase alone is not a complete inventory. Request a written list of furniture, appliances and fixtures included in the offer, with condition and exclusions where relevant. Confirm the agreed inventory in the transaction documents.

Can a seller pay some of my legal fees or include furniture?

A seller may offer a contribution or included items, but it must be confirmed for that listing. Ask for the amount or inventory, conditions and expiry. Seller contributions do not by themselves establish any government stamp-duty exemption.

How can I confirm tenure, title restrictions or stamp-duty eligibility?

Request the relevant property documents and an explanation of any restrictions through the agent. Stamp-duty eligibility may also depend on the buyer and the applicable rules. Missing information is unknown; obtain property-specific professional advice before relying on an eligibility claim.

Can I find nearby schools, hospitals and shopping malls?

An approved address or verified coordinates can support a places lookup. Distinguish straight-line distance from route distance or estimated travel time. A nearby school result does not confirm admission eligibility, and missing location data should not be replaced with a guess.

What should I prepare before requesting a residential viewing?

Provide the listing reference, whether you want to buy or rent, your budget, preferred areas, household space needs and viewing times. The agent should confirm current availability and the appointment. Never treat an automated response as confirmed access.

What should I check when choosing between a factory and a warehouse?

Start with the intended activity, then check permitted use, built-up area, clear height, loading access and utilities. A factory or warehouse listing does not by itself confirm suitability. Ask which details are documented and which need confirmation.

What is the difference between built-up area and land area?

Built-up area describes constructed floor space; land area describes the plot. Compare them separately. Request a floor plan and clarify which floors and structures are included in the stated built-up figure.

How do I know whether a factory has enough power for my business?

Share your equipment load and supply requirements, then request the recorded power capacity and supporting information. Advertised amperage is a starting point. Have a qualified professional assess suitability and any upgrade requirements.

What loading and access information should I request?

Ask about entrance dimensions, clear height, loading facilities, road access and vehicle turning space. State your vehicle types. Confirm measurements and restrictions during a viewing instead of assuming access suits every vehicle.

Should rental and sale properties use the same budget filter?

No. Keep purchase budget and monthly rental budget separate. For rent, clarify the period, deposits, included items and other charges. For a purchase, request the asking price and a separate explanation of transaction costs.

Does a seller contribution to legal fees mean stamp duty is exempt?

No. A seller contribution has its own written conditions. Stamp-duty exemption is a separate eligibility question. Confirm the costs covered, the maximum contribution and all conditions; do not assume stamp duty is included.

Can I enquire if title, power or floor-loading information is missing?

Yes. Include the listing reference and explain which details your decision depends on. Request supporting information through the agent. Missing information should be treated as unknown, rather than as a confirmed feature.
